Open Position: Facilities Maintenance Specialist

POSITION SUMMARY:

Responsible for routine maintenance of mechanical, electrical and plumbing systems in all Cemetery structures.  Must have general knowledge of plumbing, heating, cooling, and electrical systems as well as basic building repair, carpentry and painting skills.  Works with Vice President of Preservation and Facilities in coordinating contracted work on all Cemetery structures.

DUTIES & RESPONSIBILITIES:

*Performs general maintenance and repair tasks necessary for the preservation and efficient management of all Cemetery buildings.  Updates and maintains maintenance checklists.  Abides by all safety policies.  Able to work independently, prioritizing work and solving problems. Supervises seasonal employees or works with others in performing maintenance tasks.

*Acts as liaison and department representative for outside contractors and inspectors.

*Responsible for routine maintenance of building exteriors, including roof inspections and minor repairs, gutter and downspout cleaning, window and door repair, and painting.  Removes snow and ice as possible and necessary, and when it is safe to do so, to prevent leaks and building damage.  Keeps records of all maintenance tasks performed.

*Performs maintenance and basic repairs of HVAC systems in all buildings.  Creates and updates cyclical maintenance schedules of boilers, air conditioning systems and associated equipment.  Keeps records of all maintenance tasks performed.  Responsible for notifying supervisor of problems and coordinating the scheduling of contracted repairs.

*Performs basic electrical repairs and monitors electrical systems in all buildings.  Responsible for replacing light fixtures and receptacles.  Responsible for stocking appropriate light bulbs and replacing as needed.  Keeps record of all maintenance tasks performed.  Responsible for notifying supervisor of problems and coordinating the scheduling of contracted repairs.

*Performs basic plumbing repairs and monitors plumbing systems in all buildings.  Keeps records of all maintenance tasks performed.  Responsible for notifying supervisor of problems and coordinating the scheduling of contracted repairs.

*Performs miscellaneous carpentry repairs and special projects.

*Works with IT personnel to complete all in-house cable projects.

*Patches and paints all damage to plaster or woodwork resulting from electrical, plumbing and mechanical repairs.

*Performs maintenance and repairs at the Greenhouse, such as replacement of broken glass, repairs to shade and vent systems, benches, irrigation systems, boiler inspections, and other tasks as needed.

*Moves boxes and furniture as requested

*Maintains the inventory of Cemetery-owned tools necessary for carrying out responsibilities effectively and efficiently.

*Keeps boiler rooms and facilities maintenance storage areas in all buildings neat and well organized.

*Assists other Cemetery departments as needed, including interments, operations and custodial.

*Follows all Cemetery safety policies and procedures related to assigned tasks, including wearing personal protective equipment (eye and hearing protecting, gloves, etc.), proper handling of chemicals, ladder safety, and lifting and moving heavy objects.  Brings unsafe conditions to the attention of the Director of Preservation & Facilities and makes suggestions to improve safe working practices.

REQUIRED QUALIFICATIONS:

*High School diploma/GED required and some trade school course work desirable.  Other building, electrical, plumbing licenses desirable.

*A valid driver’s license required.

*Minimum of four years of building maintenance experience required, including experience maintaining heating, cooling, plumbing and electrical systems. Familiarity with building automation systems is a plus.

*Ability to communicate successfully with Cemetery staff, lot owners, and visitors.  Must be able to follow and understand oral and written instructions.

*Ability to operate a wide variety of hand and power tools

*Requires an organized individual and attention to details.

*Ability to plan work schedule and to keep time cards.

*Ability to use radio communications equipment.

*Must present a good professional image in dress, grooming and personal hygiene per the Cemetery’s dress code policy.

REQUIRED PHYSICAL DEMANDS:

*Ability to access all areas of the Cemetery grounds and buildings.

*Ability to enter and work within confined spaces including but not limited to crawlspaces.

*Ability to move within a normal office and workshop environment.

*Ability to bend, walk, stand, kneel, stoop, crouch, crawl, climb and reach for long periods of time.

*Ability to perform frequent heavy lifting (up to 80 lbs).

*Able to work outdoors in all seasons, including harsh weather conditions.
